Madrid has become Spain's great tourist hotspot: it is already the most attractive destination for visitors, investors and hotel chains alike.
This is explained by the consulting firm Colliers in a study prepared by its hotel division, which details that the capital registered a total of 8.6 million travelers in 2022, compared to the 7.3 reached by Barcelona, demonstrating its strength in attraction. of tourism, but also in attracting investment, since at the beginning of 2023 there were 33 new hotel projects announced in Madrid, compared to the 13 in development in the Catalan city -affected by the moratorium-.
The document highlights that the hotel supply in Phone Lead Madrid increased by 3.3% in 2022 in terms of available hotel beds, increasing to 90,293, the majority of them being four-star hotels (57.9%), compared to 13.2%. of five-star and high-luxury establishments or 15.6% of three-star hotels. Colliers insists that the supply of establishments in the capital has experienced significant growth since 2017, largely driven by the entry of international chains that did not have a presence in the city, and that this interest in Madrid will continue in 2023 and 2024.
For these two years, a total of 33 new establishments are planned , of which several inaugurations have already occurred. For example, in the luxury segment, thanks to the arrival of the Thompson Madrid, from the international Hyatt chain, and the JW Marriot Hotel Madrid, located in the heart of the capital. However, Barcelona currently has 13 hotel projects that will add more than 1,800 rooms to the market in the coming years, most of them championed by top-level international brands such as Marriott, Hilton, Limehome or easyHotel, highlighting the project announced under the banner by SLS will mark the entry of a new luxury brand on the beachfront.
On the other hand, the Catalan capital surpasses Madrid in terms of overnight stays, reaching a total of 19.7 million, due to a greater average stay per visitor (2.7 days), it continues to stand out widely in the mix of international overnight stays (84 % in 2022) and leads the ranking of hotel profitability in Spain (RevPAR) by reaching 109 euros in 2022, followed by San Sebastián (103.9 euros), Palma de Mallorca (100 euros), Málaga (87.8 euros) and Madrid (79.3 euros).
Return to precovid levels
Despite the differences, Colliers assures that the hotel sector in both cities shows encouraging signs of revitalization, driven by international tourism, pointing to a year of achievements that are expected to exceed pre-pandemic levels.
